Location: England and Wales — condensing boiler examples. Official guidance checked 19 October 2026. Follow the latest local notice for your address.
A condensing boiler can stop while the kitchen cold tap still works. That pattern does not prove a diagnosis, but it shows why a boiler drain and the household water supply should not be treated as one pipe. They have different functions and need different observations.
During cold weather, first record whether the problem is loss of heating, loss of tap water or both. Do not assume every winter boiler fault is a frozen condensate pipe. An actual fault message and the exact appliance instructions are more useful than a picture of someone else’s installation.
Understand what condensate is doing
Worcester Bosch’s condensate explanation describes water formed through the boiler’s condensing process and the need to drain it away. It is not the same route as the drinking-water supply feeding the home.
A restriction in that drain can be relevant to a boiler fault, while a supply interruption may affect household outlets. Either observation still needs assessment. A functioning tap cannot verify the boiler drain, and a boiler lockout does not by itself establish a frozen mains pipe.
Copy the appliance model, displayed code and when the issue appeared. If heating and hot water behave differently, record that too. Do not repeatedly reset a faulting appliance simply to collect a clearer video.
Use observations already available
List which outlets were already observed to have normal water and which were affected. Do not run every tap and appliance as an experiment if there is a suspected leak, supply restriction or unsafe condition. Use the supplier’s incident information where a public interruption may be relevant.
For the boiler, keep the fault separate from a pressure reading and a thermostat setting. These describe different aspects of the system. Changing several controls at once can lose the original information without resolving the cause.
A hypothetical service note might read “cold kitchen tap normal, boiler stopped overnight, displayed code photographed.” That is more useful than “all pipes frozen.” It narrows the report without claiming that the homeowner has diagnosed an internal component.

- Separate the symptoms. Boiler stopped, cold tap stopped or both?
- Find the exact instructions. Model, fault code and accessible pipe identity
- Keep the limits clear. No boiler case, flame or guessed drain alteration
- Resolve repeat incidents. Engineer checks route and prevention options
Identify an outside pipe without guessing
The manufacturer’s frozen-condensate guidance is an equipment-specific reference. Pipe appearance alone does not establish its identity. A building can have drains, overflows, safety discharge and other services in the same area.
Do not pour boiling water, apply a flame, climb onto an icy surface or open a boiler to find a route. A user procedure should only be considered when the exact instructions apply and safe access is available. Otherwise arrange qualified assistance.
Do not cap, disconnect or reroute a pipe because a generic illustration appears simpler. A visible trickle can be a symptom needing assessment, not permission to defeat a safety or drainage function.
| Reported pattern | Question to investigate |
|---|---|
| Boiler fault but cold tap works | Condensate, controls or another appliance issue? |
| No cold water at several outlets | Network, property supply or another cause? |
| One fixture affected | A local branch or outlet problem? |
| Repeated winter lockout | Which route or condition was actually identified? |
Keep thawing separate from a lasting repair
Even where an appropriate response restores operation, ask why the problem occurred and whether the arrangement needs assessment. A repeat winter fault can require consideration of the actual route, protection and operating conditions. It should not become a permanent cycle of household resets.
Ask an engineer which options the exact model supports and which installation requirements apply. Do not copy a pipe diameter, electrical heating device or routing detail from a different property. The purpose of a service proposal is to explain a supported arrangement for yours.
Record any intervention already attempted. Tell the provider if a drain product was used nearby or a pipe was disturbed. Those details can affect the work and should not be omitted because they seem embarrassing or unrelated.
Know when the task is no longer ordinary troubleshooting
Water near electrical equipment, a gas smell, a carbon monoxide alarm or concern that the appliance is unsafe requires the appropriate urgent response. Stop treating it as a simple frozen-drain task. Follow HSE’s domestic gas guidance and the relevant emergency instructions.
For gas work, use a suitably qualified Gas Safe registered engineer for the relevant appliance and work. A general drainage service and gas-appliance work are not automatically the same appointment. Make the scope clear when booking.
In a rented or shared property, notify the landlord or manager promptly. Shared drainage, access and responsibility may need coordination. Do not operate building controls or change a common route without the responsible party.
Save the finding for the next cold spell
Ask what the professional found, which route was involved and how normal operation was checked. Keep any recommended prevention work and maintenance separate from the immediate attendance. An appliance that restarted once has not automatically had every underlying issue resolved.
Retain the model, fault history, work record and applicable user instructions in one place. If the symptom returns, you can report whether it is the same pattern rather than repeating an unsupported diagnosis.
The distinction to remember is practical: tap supply, heating-circuit pressure and condensate drainage have different jobs. Clear observations and model-specific advice lead to a better response than treating all winter water or boiler symptoms as interchangeable.
Frequently asked questions
Does a working cold tap prove the condensate route is clear?
No. The household supply and the boiler’s condensate drain have different jobs.
Can I pour boiling water on any outside plastic pipe?
No. Do not identify or thaw a pipe by guesswork. Use the exact manufacturer guidance only where safely applicable, or arrange qualified help.
